The Greenwood Association of Realtors recently shared the following statistics, new listings increased 9.1 percent to 84, pending sales were up 97.4 percent and inventory levels shrank 6.8 percent. Prices showed signs of life as well as median sales price increasing 26.0 percent even though the average days on the market had an increase of 15.7 percent. When you put it all in perspective, it looks like positive news for Real Estate in the Greenwood and surrounding county areas. 

While inventory levels have shrank in Greenwood SC area real estate market, it is believed the real estate market still isn’t seeing a real “upswing’ yet and this is in large part to the stricter lending requirements buyers face to get a mortgage loan.  Lending requirements remain firm, which for many of our retirement relocation and second home buyers – is a moot point as many are either paying cash or they are putting down a sizeable down payment. In many cases, these buyers can pay cash but are choosing to obtain a mortgage as the rates are so low, they would rather invest the difference thinking they can earn a higher return on their investable funds compared to what their borrowing costs will be at current mortgage rates, which are hovering in the 3 to 4% range.

 It is also food for thought for current buyers actively looking in this area – to realize their days of being able to purchase properties well below the listing price may be coming to an end and there will be more fair playing fields for the buyer and seller.

Pasture management

Well managed pastures lead to happy, healthy livestock.  There are a few essential steps to take to ensure that pastures are maintained to optimize the quality and quantity of your grass production.

Soil testing is very important to determine the status of the soil. Soil testing forms and containers can be obtained locally from the Clemson University extension office, The cost is $6.00.  A soil test will help determine the amount of lime and or fertilizer you will need to apply to condition the ground.  We try to apply our lime at least 6 months prior to reseeding. 

Selecting the type of grass to plant is another vital step, make sure that you do your research and find a variety that is conducive to your area and climate.

There are different types of grazing systems, Our farm uses the rotational grazing which gives each pasture time to rest and allows the grass time to grow.  This system requires us to move the livestock from pasture to pasture. We find this system to be healthier, and leads to faster growing and more productive pastures. However this system also requires the property to be crossed fenced and a watering system for each pasture, this can be expensive, I believe the cost of the automatic watering tanks were around $800.00 and we purchased four.

My name is Debbie Crow, I specialize in large land tracts and investment properties.  They say experience is the best teacher, my experience on the farm has offered the opportunity for me to learn what obstacles real people encountered on a daily basis when managing a working farm.  Our family owns Crow Family Farms, we have approx. 300 acres and when I am not selling land, I am hard at work feeding cows, planting crops or marketing our South Carolina Certified products..  Knowing Land is my business,  it is important that I understand.

When purchasing a tract of land there are a few things to remember, I have created an outline that might be a help when considering a property to purchase;

Easements- How will you access the land?  If the access crosses another parcel owned by a different party then you will need to obtain an easement.  Easements should always be recorded. Make sure to obtain title insurance which will disclose easements, and restrictive covenants or conditions.

Survey-  It is always recommended that the buyer have a survey done to establish and identify property boundary lines.  Remember just because there is a fence, it doesn’t always mean that is the line.

Utilities- water rights doesn’t always run with the land, which means that you may or maynot be able to dig a well.  It is very important to determine that you will be purchasing the water rights with the land.  Always get an estimate for the cost to install a well prior to purchase, depending on the water tables and depth of the well, a well could cost several thousand dollars and should be considered when formulating an offer price for the property.

How close are the nearest utilities?  (electricity, cable, telephone etc.) if the ground is rocky it could be costly to have the lines brought to your building location.  Most rural areas do not have access to public sewer therefore it is very important to have the ground tested and permited for septic installation.  Never assume that it will not be a problem even if you are purchasing large acreage because you may or maynot be able to get an approval for the site selected for building.

Soil test-  If you plan to farm the property a soil analysis is recommended to determine soil type and suitability.

Owning a large tract of land can be a rewarding experience if you proceed with caution and are aware of what you are getting.
