How to purchase raw acreage?  A question that is the subject at the sales meetings on a regular basis.  In my quest to specialize in large acreage tracts and investment properties I am faced with the NEVER ENDING question ” Where do I find the money to purchase?” Many lenders simply will not lend on vacant land.  In speaking to different lenders, one suggestion that I hear over and over again is to finance the purchase with a home equity loan on your existing residence. BAH HUMBUG!!!!  But there is HOPE! Our family has had tremendous success working with a local lender who specializes in farm loans.  They understand farmers and are equipped with the knowledge to handle financial statements that list cows as an asset.  But there were some things that I just couldn’t understand, so I decided to go to our lender and ask some questions. Chris Kirkland from AgSouth in Greenwood SC was more than happy to answer.

When asked

•   “Why is getting approved for a vacant land loan more difficult than securing a loan for property that already a house built on it?” He replied “Most commercial banks are not lending on vacant land.  At AgSouth Farm Credit we have been lending on vacant land since 1916.  As part of the Farm Credit System we are chartered to make loans to sustain agriculture which means keeping land undeveloped and farmable.  We defer the risk of lending on vacant land by requiring more equity in the deal than say what most consumers are accustomed to with regular homes loans which you can get with almost no down payment.   We also limit the maximum term of the loan to 20 years.”

• How does AgSouth determine the percentage that a borrower will have to pay down on an acreage purchase? “ For most land purchases we require 20% down to purchase the land.  On larger deals we begin to increase the amount of the down payment to reduce the risk associated with the purchase.  We may actually end up with the borrower putting down 50% of the purchase price on really large deals ($5 million dollars and up).  Also, the borrowers credit and cash flow will affect the amount of down payment required.”

• What is the typical maturity period of a raw land loan? “ For rural lot loans where the borrower intends to build their primary residence with no farming activities and smaller tracts of land (under 20 acres) we limit the term of the loan to 15 years.  For larger tracts of land (20 acres and above) we can go up to 20 years on the term.  We offer fixed rates on these loans so that the customer’s payment remains the same over the life of the loan.”

Chris also advised that, “ for homeowners that desire to live in the country on acreage we offer long term fixed rate loans at competitive market rates without having to survey out the house and 5 acres like most banks require.”

Although purchasing an acreage tract can be a challenge, and the buyer will need some money down, there are still resources out there.

Growing up in Abbeville County was wonderful, my brothers, sisters and myself walked everywhere we went. Of course we lived near downtown on Bowie Street. The people in Abbeville SC are so friendly, always lending a helping hand whenever anyone needed anything. I am proud to be a resident of Abbeville County.
